How much does selling a property through REWIN reality cost?
Our commission is individual, typically 3–5% of the sale price. It includes a complete service — professional presentation, marketing that truly sells, legal services, negotiation and post-sale service. A free valuation and consultation always come without any obligation.
How long does the sale of a property take?
It depends on the location, the type of property and the market situation. In Bratislava, correctly priced apartments usually sell within 30–60 days. Houses and specific properties may take longer. The key is the right price and professional presentation from day one.
Do I have to pay tax on the sale?
If you have owned the property for more than 5 years, you are exempt from personal income tax and the health levy under the 5-year holding-period exemption. Otherwise, progressive personal income tax (PIT) of 19% applies to the profit (up to EUR 47,537.98) and 25% to the portion above that, plus a 15% health levy on the profit. Profit = the difference between the sale and acquisition price, after deducting eligible expenses (renovation, mortgage interest, agency commission, expert appraisal). What if I have a mortgage on the property?
No problem — most properties on sale have a mortgage. We coordinate with your bank to settle the outstanding balance directly from the purchase price. We will take care of everything for you.
Why is an exclusive arrangement important?
With an exclusive arrangement we invest the maximum into your property — professional photos, video, 3D tour, staging and paid advertising. With a non-exclusive arrangement, where the property is listed by several agencies, no one invests fully, the information is inconsistent and buyers perceive this negatively.
What documents will I need?
The title deed (List vlastníctva, LV), the energy certificate, an ID card and, for an apartment, a statement from the building manager. If the property is part of community property of spouses (BSM), we need the consent of both spouses. Everything else — contracts, filings with the Land Registry, utility transfers — we will prepare for you.
What does the post-sale service include?
After the sale we take care of the complete handover — handover protocols, utility meter readings, transferring services to the new owner and handing over the keys. We are here for you after the sale too, should you need anything.
